This following is a transcript of the interview covering the latest house sales data for Circle C Ranch, including year to date numbers through June 30, 2012 and a comparison of 2012 vs. 2011 from Circle C Austin real estate expert Kevin Cottrell from Re Max Austin Skyline.

Welcome to the latest Austin realty update. This is Stephanie Kelsey Combs. I'm here with Kevin Cottrell. Kevin is one of the top realtors in Austin and he's affiliated with Re-Max Austin Skyline. Kevin, you were actually in St. Louis for about 4 years before you moved back to Austin, Texas and I understand you were one of the top 10 agents out of 8,000 agents in the board in St. Louis. Anything you want to add to that Kevin?
Kevin:
Sure. I'm actually pretty excited about this particular Austin Realty update. A little background on me, I originally moved to Austin in 1997, and was affiliated in the early 2000s with Keller Williams Austin. I moved to St. Louis and started a real estate team and co-founded the largest independent brokerage in St Louis. This was in 2006. As you stated, I was the number 3 agent out of 8,000 agents after being in the market for only a couple of years and recently, about a year and a half ago, my wife and I moved back to Austin and I've started another Austin real estate business down here in the Austin area.
Stephanie:
Well Kevin, welcome to Austin. We're glad that you're here. And Kevin's also a nationally sought after speaker and trainer on real estate topics, and he's the host the weekly internet radio show and podcast, Austin Texas Real Estate Today. Kevin is here to talk to us a little bit today about Circle C Ranch. But Kevin before we get really started about Austin housing and Austin house sale information and what happened in the first six months of this year versus last year, let's talk a little bit about Circle C. And Kevin, one of the things I really want to know is where exactly is Circle C located?
Kevin:
Perfect, this will be great because a lot of people are moving in from outside of Austin, either from other markets in Texas. A Circle C relocation client might be coming from other parts of Texas like Dallas or Houston because it is a very popular area for them, or relocating into Austin from outside of the state of Texas. Circle C is a large master planned community. It's located about 15 minutes south of downtown. So to get there you would take Route 1 or Mopac South to the intersection of Slaughter Lane. The intersection of Slaughter and Mopac represents the north east corner or beginning of where the master planned community of Circle C starts. Circle C Austin is a very large master planned community that for the most part goes south and west of the intersection of Mopac and Slaughter.
Stephanie:
Awesome. So 15 minutes from downtown, that's an awesome location for those of you that are moving into Austin from out of the State of Texas and really want to partake in what's going on with Austin downtown living as well. Kevin, so why do residents, especially those that are moving in from out of the state, (and I know we have very many relocation buyers coming into Austin), so, again, Why do so many relocating residents of Austin want to live in Circle C?
Kevin:
Well Circle C, and I actually do a lot of work in Circle C, is very popular for several reasons. First, Circle C is a large master planned community, it's over 4,000 acres, the amenities in the different sub communities within Circle C are why people want to move there. It caters to both folks that are looking for Austin new homes or Austin Texas new construction. There are a number of sections of Circle C Ranch that are under construction still so you can get brand new construction. This could be a large move-up home for somebody coming from within Circle C and moving up or from out of the area within another part of the Austin housing market. A second reason Circle C is so very popular is the large and varied amenities. Circle C amenities include ample shopping, there are a lot of neighborhood and community shopping centers and several larger centers in the Circle C Ranch area. Circle C also has a lot of facilities for outdoor activity, including hike and bike trails, the Circle C community center including the Circle C pool. Another popular area is the Circle C Veloway for biking and rollerblading,the Wildflower Center which is at the intersection of Lacrosse and Mopac which is the next exit south on Mopac from Slaughter. The Veloway in Circle C and the Wildflower Center in Circle C are very popular area for people all over Austin, not just Circle C residents.
Stephanie:
Well Kevin thanks so much for sharing why people would want to actually move out to Circle C and why so many Austin residents choose to live in Circle C Ranch. So let's talk a little bit about Circle C Real Estate, Circle C house sales numbers, and what's going on houses for sale in Circle C. I know that its often reported that housing market in Austin is hot but how does Circle C compare to say the rest of Austin, Texas. I'm hoping that you can share some or your expertise as a top Austin Realtor with us today as well.
Kevin:
Absolutely, it would be my pleasure to review the Circle C house sale information in detail. We're going to talk about the housing data and the sales information for Circle C Ranch. This is the overall Circle C Austin housing market. So in other words you've got a 4,000 acre master planned community and this analysis is looking at all Austin MLS listings and sales data for Circle C Ranch for the period from January 1st through June 30th, the first half of the year in 2012. So let's look at Circle C and how real estate sales have played out for the first half of the year. Year to date in Circle C, there have been 128 units or 128 total real estate sales in Circle C through June 30, 2012. The average days on market for houses for sale in Circle C and sold 25.
Stephanie:
Hey Kevin, a quick question about that. How does the average days on market for houses for sale in Circle C that have sold compare to the rest of Austin?
Kevin:
Compared to Austin real estate overall, the Circle C house market is a much hotter area than average. What I mean specifically is that is the average days on market for homes sold in Circle C Ranch is roughly half of what it is overall for the Austin Realty market. Austin Real Estate overall is a strong market and houses below about $300,000 are selling much more quickly than houses above $300,000. And that leads to the next point which is the average list price for a listing in Circle C is $338,220. So your average price of sold listings comes in at $325,000 to $350,000 and the data shows us $338K for Circle C houses sold in 2012 through June. So for Circle C overall, you're looking at an above average price point. In other words, if you’re comparing days on market in Circle C to the average in Austin below $300,000, these houses for sale in Circle C are selling in approximately half the time or twice as fast on average. So Circle C is a much hotter market than average for Austin.
Stephanie:
Awesome. That does show how hot Circle C Real Estate is currently.
Kevin:
So let's look at some more details for Circle C home sales for 2012 year to date. I'll get through these numbers fairly quickly. Total Circle C Austin house sales volume year to date is a little over $70 Million. Currently, there are only 32 active Circle C Homes for sale (Circle C house listings). Here's where you're going to see how hot the market is in Circle C Ranch. Of all of the listings in Circle C with a sign in the yard, there are 41 Circle C listings that pending or contingent. So to get the total active and pending listings in Circle C Ranch you’d add those together and you'd end up with 73. So if there are 73 listings with a sign in the yard if you will, 32 of the 70 or about 50% of Circle C homes for sale are actually under contract. Circle C real estate moves quickly out there in terms of activity. The Circle C housing market is a high velocity or turnover market. So now if you look at 2012 vs 2011 in term of Circle C Real Estate, you're talking about sales of Circle C Ranch homes that are up 9.8% year over year and again we're a little over 70 million versus $63.9 Million in sales for Circle C Austin last year, As far as the number of Circle C homes sold in 2012 - 128 units versus 119 in 2011 - so that's up 7.5%. We really start to see the changes for Circle C housing are in the average sold price and the median. I'll focus in on the median price of homes sold in Circle C. Median price for Circle C homes for sale and sold in 2012 is up 11.6%. You're going to see some news coming out this week on the Austin real estate market that they'll be talking about on Jackson Hayes Residential weekly radio show, where the median price for Austin housing is up over 10%. Prices are continuing to move in Austin, and Austin is outpacing other parts of Texas as well as the country.

So how this great for sellers in Circle C?
Kevin:
It's funny you asked that. Let’s talk about opportunities and challenges for Circle C real estate. Circle C is a very hot sellers’ market. What that means is if you have a well-priced Circle C home for sale that's well positioned and marketed; you're going to end up with multiple offers very quickly. What I mean by ‘very quickly’ is you very well may see a house on the market for sale in Circle C come on the market on a Thursday or a Friday and by Friday night at midnight it's already under contract with multiple offers.
Many many houses in Circle C Ranch for sale don't make it to Sunday given current housing market conditions in Circle C Austin without being under contract. Now for Circle C homebuyers, if I flip it around to the buyer's side, absolutely have to be ready to go – preapproved and probably even as important to their success in getting the perfect Circle C home as a buyer, they have to be working with an aggressive agent that's going to go out there and preview listings the minute they come on the market for sale in Circle C. It's basically gorilla warfare currently in Circle C Austin to get a house under contract as a buyer. So here's the bottom line if you’re a Circle C homeowner who may be considering selling your home. We need more listings for sale in Circle C. If you're a Circle C seller and you're thinking about downsizing, moving, upsizing to a bigger house or new construction in Circle C Austin and moving up, we want to hear from you because we can get your house sold in Circle C quickly. So let's talk about additional resources for Circle C house sale information and data.
Here’s a question I get frequently from those interested in the Circle C Community. Where do I get more data on Circle C and the Southwest Austin real estate and housing market? I've got a couple of resources up here that people will be able to look at on the websites. The Jackson Hayes Residential website has got lot of resources. Not just on Circle C but all communities within Austin. And the website URL is up there on the screen. And it's not just about real estate. It's about everything to do with Circle C, everything from the all aspects of the Circle C community, from parks to recreation available in Circle C Ranch which we talked a little about that at the top of the call.
